WinDeed Transfer Instructions will allow a registered WinDeed customer to submit a transfer instruction to a preferred transferring attorney electronically,
and track the progress of that instruction online (e-mail and SMS notifications
optional).
A transfer instruction is initiated from a Deeds Office
Property search result. The Seller, property, and bond information will be
pre-populated from the Deeds Office property result to prevent capture mistakes
and ensure accuracy.
After the transfer instruction
is submitted, the instruction will be sent to the selected transferring
attorney. All progress messages received from the attorney will be visible on
the transfer instruction's Detailed View.
Progress messages can include:
- Formal acceptance of the instruction by the attorney
- Advising the agency of any reason for delay
- Attorney has received rates clearance from the municipality
- Confirmation that the deposit has been received
- The bond has been granted, or that no bond is required
- Confirmation that the Seller has signed
- Confirmation that the Purchaser has signed
- Confirmation that all outstanding suspensive conditions have been met
- Confirmation that the transfer duty receipt has been received
- Confirmation that guarantees have been received
- Confirmation that the rates certificate has been recieved
- Confirmation that the matter has been lodged at the Deeds Office
- Notification that the title deed is 'up' for preparation
- Notification that the title deed has been registered
- Matter has been held over at the Deeds Office
- Matter has been withdrawn from the Deeds Office
- Deeds Office tracking information
All amendments made to the instruction will automatically be send to the attorney once submitted. Free format messages and
files relating to the instruction can be send to the attorney at any time.
All transfer instructions submitted by one organisation can be viewed by all users of that organisation.
